Timeshare Exchange – How to Determine Which Resorts Are Hardest to Get
This is reported by both RCI and Interval Mondial (II) 80% of timeshare owners worldwide accumulate their weeks for exchange each year and 20% use their weeks at their habitation resort. One can speculate if the level of owner occupancy (OOL) A mere 20% is a piece of plum-cake getting what you want in return.
But effectif resorts and resort areas have owner occupancy levels (OOL) much higher than 20%. In fact, effectif resorts have an OOL of 90% at effectif times of the year. Unfortunately, there are no charts or reports that I know of that provide this renseignement.
Interval Mondial (II) Its directory includes a demand mémoire for resort areas, but while it’s a very handy tool for understanding the hardest weeks to get in exchange, it really only reflects the demand for that particular week – not the accumulated week’s supply.
So how does a timeshare owner quickly determine the OOL and the likelihood of getting the exchange of his choice?
You can count on high owner occupancy at high-priced and top-of-the-line timeshares, especially during peak season, and any timeshare that’s portion of a dancing such as Hyatt, Hilton, Westin, Disney, Welk, Diamond, VRI, Wyndham/WorldMark, and Marriott right now. They launched their points program.
When you pay $50,000-$60,000+ for a week in Maui you can expect a very high OOL. At least for the first 4-5 years or so – it is unlikely that owner will want to exchange to another resort bicause of their payment. But after flying the whole family to Hawaii for 5 years they might be more likely to try the exchange system to open up more availability for the rest of us.
But purchase price is not the only reason for a high OOL. A very nice resort like Boyne Mountain in Michigan will have a very high OOL in both summer and winter even though the weeks are not as expensive as the Maui weeks.
Owners of Boyne Mountain Resort will want to use it in the summer bicause it’s on a lake and has an 88,000-square-foot indoor water park, and in the winter for skiing on 61 downhill slopes and numerous motocross trails. Additionally, bicause it’s one of only 2 timeshare resorts in the entire state of Michigan from Interval Mondial, you have the perfect storm for high OOL. But some of those winter and summer weeks will become Interval Mondial for you and me if we know what we’re doing.
Bartering with timeshare clubs is more difficult. The reason why clubs have higher OOLs is bicause members don’t have to use RCI or II to transfer to other resorts in the dancing. So far less inventory makes it into the monopole of exchange companies.
For example, if you bought a specific week at the beautiful Welk Resort in Escondido, CA a few years ago and want to use it at the Welk Desert in Cathedral City (Palm Springs area), you need to make a deposit or bank. During your week with RCI or II, go to the waiting list for the dates you want and pay their exchange fee.
However, if you purchased your timeshare from Welk in late 2006, you purchased points in their Platinum Night-club system instead of a week. A Welk Platinum owner simply calls Welk directly to make a reservation at any of their resorts in Escondido, Cathedral City, Branson, MO or Cabo San Lucas, Mexico. It is an easy process for the owner, there are no exchange fees and the owner knows instantly if there is availability This is a much more attractive way for the owner to use his timeshare so fewer weeks alluvion to the exchange companies.
So how does one determine more precisely what availability a resort has at the time of year they want to visit? Naturel. All you have to do is ask. You can ask this section to RCI or II but depending on which exchange counselor you talk to, they may not give you an answer. If this happens, you can try again later or simply call the resort to find out. If II tells you that Boyne Mountain Resort typically has only foyer 2 bedroom units available in July, you may want to expand your search to include more dates or add other resorts to your request.
Finally, just bicause a resort or resort area has a high OOL this year does not mean it will be the same in the future. Orlando is a good example. 20 years ago it was one of the most difficult exchanges to do due to extremely high OOL and demand. Today, it is a very easy exchange with many newer and larger resorts in the area.
On the other side of the endroit, I was recently talking to an RCI Exchange Counselor and to my utter shock, he told me that Myrtle Beach is one of the most sought after and has one of the highest OOLs in RCI. He said that’s bicause it’s close to many premier metropolitan areas and in the past few years timeshare owners have been staying closer to habitation for their vacations.
So call your exchange company and/or the endroit desk of the resort you’re requesting and you’ll have a better idea léopard des neiges you’re confirmed.
